No matter the home 99% of the time there is something that the purchaser wishes to change. Depending on the age of the home and how well it has been kept that can vary. However for those buyers who have never been in a home renovation situation before here are a couple quick tips on “Newbie Mistakes”
Don’t Take on More than you can handle:
Don’t under estimate the amount of time a certain project could take. Often as Realtor’s we hear- “Oh that’s no big deal I can do that in a weekend!” Couple’s will bicker as reality takes in effect between full time jobs and kids etc…. The fact of the matter is simple- Don’t take on more than you can handle- evaluate the amount of time it would take you to do something on your own versus hiring a company to have them complete the job. Remember no matter what there is always a solution!
Don’t Skimp on Tools:
When looking into certain materials you want to use although they look beautiful sometimes they require special tools which can get quite costly. It is important to take all of these factors into account. Using improper tools when installing certain materials in your home can ruin the materials themselves or shorten the life span if installed properly.
Don’t Under budget!
Although Inexpensive is good Cheap Isn’t! When working with a budget there will always be certain areas which will grow more than anticipated and others which will become less. Although saving money is great focus on getting the best bang for your buck in terms of longevity and quality!
Don’t Blow Your Budget:
Home Renovations are not Black and White- there are many different items which can add a dollar value to the end financial cost. I always tell clients to anticipate an additional 20% to whatever cost they have in mind. Using this as a ball park rule is great to gage the actual budget. You never know what can come up! We also recommend to our clients prior to taking on a task is to price everything out before purchasing anything. Don’t spend it all in one place!
Make sure you are taking proper and accurate measurements. Even the slightest incorrect measurement can drastically throw off your materials and costing’s. Measure everything a few times and make sure that the measurements you are using have been converted into the measurements that the materials are using (imperial/numeric).
Look into the permits and building requirements within your city before proceeding. Not having the proper paperwork in place can lead to hefty fines!
If you are hiring a contracting company to do work for you and you do not like how it is going always speak your mind. After all they are professionals working for you, and in turn you as the client need to let them know what is working for you and what is not!
Be wary of trends- always pick things that you know you could live with a few years down the road. If you want to infuse your home in a trendy manner focus on doing so through use of furniture and accessories. Those focal points can always be changed- however a black and pink fridge or crazy cabinetry can not without a serious price tag attached!
