Milton Home's Market Update

 

For those of you who have grown up in and around the Milton area you have seen the mass expansion and infrastructure of new homes and businesses over the past few years.  A decade ago Milton was just a small pathway route towards Mississauga, and a place of attraction for families with developments like Rattle Snake Point, Springe Ridge Farm, and Mill Pond. With the close proximity to Toronto and easy Highway Access it is not a surprise that developers and investors looked to Milton for new expansions.

 

What differentiates Milton from other cities as far as infrastructure is concerned is the planning committees execution of new developments. With many different zoning stations the town of Milton has combined commercial and residential uses in multiple areas to in turn create more jobs and a desire to live and work here. In comparison to other cities expanding Milton also has done it FAST! With constant contracting and expansion the new developments of Milton have been done in a timely manner.

 

Milton was named Canada’s fastest growing city in 2012 and has continued to climb as far as the total number of homes and business are concerned. With an average growth of 56% over the past few years this trend has not come to a halt as new developments continue to expand closer and closer to the country side of Derry Road and Tremaine. With the upcoming development of the Premium Outlets located off of Trafalgar Road and the 401 and the new Target Warehouse, and potentially for the Laurier University new Campus in 2013 the employment opportunities are also continuing to rise.

 

With a median age of 34 Milton has attracted a wide variety of people -primarily the younger generations; young professionals, new couples, and young families. With easy access to the 401 and 407 Highways for commuters it makes sense that the expansion of Milton has yet to stop. With scenic views of the Niagara Escarpment and many different activities, farms, lively hood just minutes from the city it is easily explained why Milton has become such an attractive hot spot as it has yet to develop a “city feel”!

 

The housing market in Milton offers different options from Resale Homes, Rentals and New Developments. With added competition for buyers, sellers, and real estate agents it has become a HOT market, which generally requires fast actions with homes selling quicker even in a sellers market.

 

Recent Statistics on the Milton homes Market for April 2013 proved to be on the incline yet again in comparison from April 2012! With over 240 sales taking place in April showing a 3.4% increase for April 2012. With a record low of an average of 19 days on market translated into an over all increase of 4.4% average sales price to a high of $462,488.00 with a median sales price of $4440,000.00 also up 3.5% from last year! In comparison to 2012 as a whole the year- to – date sales count is at 780 homes down .38% from last year while the average YTD sales price is at $452,295.00 which is up 1.52% from last year. These stats are proving the consistency for sales within the Milton homes market place- with new builds (not counted in these statistics), and the consistent increase of home prices and strong sales count in a sellers market. With April alone consisting of 31% of the YTD sales we can anticipate a strong home sales market with continued increase to price, less days on market, and an added amount of home sales throughout the summer leading us into a strong 2013!
