Buying a home is one of the most important decisions a person can make in their life time. Your home, community and location impacts every facet of your life. It can be extremely exciting stressful and over whelming all in one mix. The key to making the process smooth and effortless is to ensure you have the proper team of people working for you! Informed Real Estate Agents, Mortgage Brokers etc... can make a major difference in your home buying experience.  


A few tips for buyers:

Don’t rely solely on MLS or

Costs you can expect:


You will most likely have a home inspection upon purchasing the property this costs approximately $350 – $500


In addition to your down payment you will have to be responsible for closing costs up front.

Closing costs consist of the following:


•Land Transfer Taxes (first time home buyers, receive a $2000.00 discount in the province of Ontario)
•Lawyer Fee’s (includes title transfer documents and lawyer cost)
•Adjustments (usually involves property tax)

We recommend having an additional 1.5% of purchase price put aside for closing costs.
