10 Simple Home Improvement’s to help Sell Your Home
Often we post articles about different design techniques, renovation tips and information on how to create your perfect home and increase homes value. Lately we have been asked what are very “simple” yet affective ways to help sell your home on a lower scale budget. Budget depending these are all quick and simple ways to help sell your home faster!
Repaint- As we have said in previous blogs painting gives your home a new facelift, and leaves less for the new buyer to do. It makes your home appear more move in ready! Just remember to paint in neutral tones and pleasing colours throughout.
Upgrade kitchen counter tops- Although new counter tops can be quite expensive they really help to make your kitchen pop!
Power Wash- The outside of your home is the most neglected even though it is the first thing a buyer will see! Pressure wash the exterior of your home as well as any surrounding patio. Returning the exterior of your home and patio to its original colour will pop in the pictures, and will be more eye catching for potential buyers.
Clean and repair tile grout- Bathrooms and Kitchens are generally the deal breakers for buyers. Even if it is a dated kitchen or bathroom cleaning and repairing your tile grout can make these rooms appear cleaner and fresher.
Install a closet system- Although you most likely will not be using it, a closet system is very appealing to buyers especially in older homes where there is not as much closet space.
Add more light- A bright room is always favored over a dark room. Adding track lighting and/or floor lamps will help to make the room appear more inviting. Make sure all of your lights are on for showings and Open House’s to showcase the rooms better.
Repair/Replace Window Screens- Window screens are subject to water damage, wear and tear, and even insect and bird damage! Replacing window screens will look better for potential buyers coming through your home.
Invest In Landscaping- By planting trees, shrubbery and sprucing up your garden you can add extra ‘curb appeal’ to your home
Patch Dry Wall- Over time dry wall can get dinged and damaged, especially if you are re-painting it is best to patch any of these imperfections prior to doing so.
Replace Toilettes- Replacing your toilettes after ten or fifteen years should be a mandatory home improvement. Although replacing faucets, sinks, and tubs can seem like a quick cosmetic update often toilettes are over looked.
